The Showdown!

This is "The Showdown", where we'll take two current listings in the Home AtLas area with similar features (be it price, location, amenities, etc.) and get a discussion going about the pros and cons of each, with the ultimate goal of declaring a "winner" based on reader feedback. We haven't decided yet whether or not to give the houses dorky, old-timey boxing monikers, but for now, we'll keep the pugilistic-puns to a minimum. With that said, here are this week's combatants:

Some quick thoughts. These houses are closely priced ($15k difference) but we note that the Linden house, which is defintely the smaller of the two, is only ~$15k less than the K Street one. On the other hand, are parking and a basement (unfinished) worth ~$15k to a potential buyer? Finally, is the Linden house's location (1 block from the "Entertainment District" of H Street) a selling point when compared to the K Street house?

  1. Linden looks like the better place to me. It's smaller, but the location is great and that street is really cute. I also like the tour a bit better. Either way, under $500k for those places seems like a good buy.

  2. Linden would be my prefence as well. That is a great location and it's very rare to get Capitol Hill side (south) of H for under $500K almost ever. Linden is a nice quiet street without a lot of traffic which is another plus. K Street will be a good investment though, especially if the basement is finished nicely.

  3. I think either would be a good investment. would say the better bet would be the higher sq footage which is K, but Linden is probably less sketchy at this point... I don't know. tough call. probably just depends on personal tastes. or is that too obvious an asnwer?! ha.

  4. K St seems like it has some "holly hobby" projects going on in there. like that weird stairrail... what is that? and Linden's kitchen needs some major upgrades. so maybe it's a wash?
